1. JOB DETAILS:
Position Title: Inspector
Reports to: Inspection Team Leader
Department: Property Management
2. POSITION SUMMARY:
The Inspector is responsible for conducting field inspections of assigned land plots, properties, facilities, common areas, and tenant-occupied premises to verify compliance with lease agreements, approved usage, property regulations, and organizational requirements.
The role identifies and documents violations, maintenance issues, occupancy concerns, unauthorized activities, and non-compliant usage. The Inspector prepares inspection reports with photos and supporting evidence, maintains accurate inspection records, coordinates with tenants for clarification and required documents, and supports special inspections or investigations as directed by management.

4. KEY RESPONSIBILITIES AND PERFORMANCE STANDARDS:
Key Accountabilities
• Conduct routine field inspections of assigned land plots, properties, facilities, tenant premises, common areas, utilities, parking areas, and shared services.
• Follow approved inspection schedules, annual inspection plans, special inspection requests, and instructions from the Inspection Team Leader.
• Verify that premises are used in line with lease agreements, approved activity, permitted land use, property rules, and applicable regulations.
• Monitor land and property usage, including commercial, residential, storage, open yard, facility, and other approved usage categories.
• Identify and document violations such as expired contracts, unauthorized usage, subleasing, misuse of premises, unapproved activities, occupancy irregularities, or breaches of property rules.
• Verify trade licenses, tenancy contracts, lease documents, operational activities, and other relevant documents during site inspections.
• Inspect properties to assess maintenance condition, damages, safety concerns, misuse, unauthorized alterations, cleanliness, and general upkeep.
• Gather evidence of violations or non-compliance through photos, site observations, tenant interviews, neighbour or watchman feedback, and supporting documentation where required.
• Prepare and submit accurate inspection reports with observations, findings, photos, evidence, document status, and recommended follow-up actions.
• Maintain updated inspection records, case files, site visit logs, photographs, correspondence, and supporting documents for each assigned plot or property.
• Respond to additional inspection requests, special investigations, or follow-up visits requested by management, the Inspection Team Leader, or violation-related teams.
• Coordinate with tenants, occupants, watchmen, facility teams, and relevant stakeholders to clarify inspection findings and request missing or required documentation.
• Participate in tenant meetings related to violations, compliance matters, inspection outcomes, and follow-up requirements when required.
• Escalate serious violations, safety risks, repeated non-compliance, sensitive tenant issues, or unresolved matters to the Inspection Team Leader in a timely manner.
• Ensure inspection activities are conducted professionally, objectively, and in line with approved procedures, confidentiality requirements, and customer service standards.
• Support the delivery of official correspondence, greeting cards, or organizational materials to external stakeholders when assigned.
• Comply with information security policies, data confidentiality requirements, audit requests, and incident reporting procedures.
• Perform additional tasks as assigned by the line manager in line with business needs.

6. COMMUNICATIONS & WORKING RELATIONSHIPS:
• Internal: Inspection Team Leader, Property Management Team, Violations Team, Leasing Team, Legal Team, Customer Service Team, Facilities Management Team, Security Team, Finance Team, and other relevant internal departments.
• External: Tenants, occupants, landlords, owners, watchmen, neighbours, contractors, service providers, government or regulatory authorities, and other external stakeholders as required during inspection activities.
7. CONTEXT, WORK ENVIRONMENT & DECISION-MAKING AUTHORITY:
• Operates in a field-based inspection environment covering land plots, properties, facilities, tenant premises, and common areas under Property Management.
• Works within approved inspection plans, property regulations, lease terms, service procedures, compliance requirements, and escalation guidelines.
• Responsible for routine decisions related to conducting inspections, verifying documents, recording observations, identifying non-compliance, and preparing inspection reports.
• Exercises judgment in identifying potential violations, maintenance issues, unauthorized activities, and cases requiring further review.
• Escalates serious, sensitive, legal, safety-related, repeated, or unresolved violations to the Inspection Team Leader or relevant department.
• Makes recommendations on follow-up inspections, documentation requirements, corrective actions, and case escalation based on site findings.
• Required to maintain professionalism, objectivity, confidentiality, and accuracy while interacting with tenants and external stakeholders.
8. FINANCIAL RESPONSIBILITIES:
• No direct budget or revenue ownership.
• Supports protection of organizational assets by identifying misuse, damage, unauthorized activities, and non-compliance within assigned properties.
• Contributes to reducing operational and compliance risk through accurate inspections, reporting, and follow-up.
• Responsible for proper use of assigned inspection tools, devices, vehicles, forms, systems, and documentation resources.
9. SELECTION CRITERIA:
Essential
• Professional diploma or equivalent qualification in Real Estate, Property Management, Facilities Management, Business Administration, Engineering, or a related field.
• 1–3 years of experience in property inspection, real estate operations, facilities inspection, compliance inspection, property management, or field operations.
• Basic understanding of lease agreements, tenancy documents, property usage, occupancy verification, and inspection procedures.
• Ability to identify property violations, maintenance issues, unauthorized activities, and documentation gaps. Good report writing skills with the ability to prepare clear inspection observations supported by photos and evidence. Good communication, coordination, observation, and problem-solving skills.
• Basic proficiency in MS Office and ability to use mobile devices, inspection tools, or reporting systems.
• Valid UAE driving license may be required depending on assigned inspection coverage.
Desirable
• Experience in UAE real estate, property management, land inspection, leasing operations, facilities management, or regulatory inspection.
• Knowledge of property regulations, tenant compliance requirements, land use categories, and common lease violation types.
• Training in property inspection, health and safety, customer service, compliance, or report writing.
• Arabic language skills are an advantage.
