Job Purpose:

The Development Manager is responsible for managing a portfolio of assigned development & operational projects, ensuring adherence to business objectives, approved development strategies, and regulatory standards.

Scope:

This position demands collaboration with various stakeholders, oversee project schedules and budgets, monitor projects across the development & operational lifecycle and assist the division in accomplishing tasks.

Financial Responsibilities & Accountables:

Project Value AED 500 million to AED 1 billion.

  1.  

Principal Accountables:

  • Develop development strategy in alignment with business objectives.
  • Prepare comprehensive real estate asset class overviews, business plans, market analyses, pricing studies, supply-demand analyses, benchmarking studies, and financial and investment analyses.
  • Perform financial feasibility studies to assess project viability.
  • Oversee the selection and management of consultants as per the approved Development Strategy, in partnership with design, procurement & commercial teams.
  • Lead pre-development and development activities, obtaining necessary approvals.
  • Oversee all phases of the development process, ensuring compliance with regulatory standards and industry best practices.
  • Oversee the initiation of design and conceptualisation of projects and ensure management’s alignment on the concept.
  • Conduct Value Engineering of developments when necessary, collaborating with the Projects Department.
  • Partner with legal team to handle legal matters as required.
  • Ensure adherence to Quality, Safety, Health, and Environment (QSHE) standards throughout the development process.
  • Mentoring & overseeing the performance of the Development officer.

Internal: Projects, Land, AMSS, Design, Hospitality, Commercial, RED, PM, Finance, Legal, procurement & business excellence.

 

External: Potential Partners, Government & Regulatory entities, Developers, Hotel Operators, Funds, etc.

Minimum Recruitment Requirements:

 

Qualifications:

•     Bachelor’s degree in architecture, civil engineering, construction management, finance, or equivalent field. Master’s in real estate preferred.

 

Knowledge:

•     Familiarity with the UAE real estate market dynamics & multiple asset types.

•     Financial modelling & understanding of project development cycle.

•     Knowledge of relevant industry regulations, codes, and best practices.

•     Proficiency in MS Excel, Power BI.

Experience:

•     Minimum 5 to 7 years for Assistant manager & 8 to 10 years of experience for manager in real estate development, with a track record of managing large-scale projects from concept to completion, including a minimum of 4-5 years’ experience with a UAE-based developer or representing developer through secondment.
